# The distance to home

Three graphic chapters, prepared September 12, 2026.

## Reading the graphics

1. **Prices pulled ahead.** Five-year observations from 2000 to 2020. Annual average sale-price growth is 292.9423%; household-income growth is 74.4318%. Rounded labels are +293% and +74%. Straight connecting lines do not imply annual estimates. Both series use the same zero baseline and percentage scale.
2. **A longer reach.** Annual average sale price divided by average annual household income. The exact ratios are 2.5906629 in 2000 and 5.8359826 in 2020. The graphic rounds to 2.6× and 5.8×. Each full blue block represents one year of average household income; the final block has an exactly proportional blue fraction. The pale remainder carries no value. Equal block dimensions make blue area proportional to the ratio. The ratio does not measure years needed to save or mortgage affordability.
3. **Higher than 2020.** Six columns show annual average sale prices for 2020 through 2025, including the 2022 peak and subsequent decline. All columns start at zero, and every annual observation is labelled with its exact dollar value. Growth from 2020 to 2025 is 38.4785%. No 2025 income estimate is used.

Polish pass: a consistent title scale, larger first chart, aligned direct labels, horizontal income blocks without decorative roofs, six annual price columns, aligned source footers and exact fractional fills. The researched numbers and benchmark-versus-average distinction are unchanged. Filenames remain stable for existing links.

## Measures and comparison periods

These graphics use annual average sale prices from VIREB. An average reflects the homes sold during a period. A single-family HPI benchmark estimates the price of a typical home. These are different measures and should not be combined into one series.

The +38.5% in the third graphic compares annual averages from 2020 to 2025. Use the same measure, geography and starting period when comparing changes. The December 2025 VIREB publication reports the annual average on page 13; its separate benchmark figures appear on page 6.

All amounts are nominal Canadian dollars. Home prices are principally average single-family MLS sales in VIREB's Campbell River market zone. Recent VIREB reports exclude waterfront and acreage properties. Income is average before-tax total income for all private households in the Campbell River census subdivision. Market-zone and municipal boundaries differ. Historical definitions and geography may change. The 2010 income observation comes from the voluntary 2011 NHS. The 2020 income observation includes pandemic transfers. These are indicative comparisons, not a fixed-boundary statistical series.

The 1996 historical price reference and the unverified annual price years are not used in these graphics.

PNG files are 1800 × 1575 pixels. SVG files contain the Manrope font and remain sharp at any size. The accompanying PDF has one graphic per page. The original research brief contains the full annual table and detailed limitations.
